Navy Yard buyers often stretch to get into a new building, then discover HOA dues, a parking fee, and a credit-card balance that the underwriter ignored. Thin equity is common. That can favor Chapter 7 — if the means test agrees.

This is not Georgetown equity and not Anacostia land. It is recently built condos, sometimes with construction warranties still in memory, and mortgages that assumed bonuses would continue. When a tech, consulting, or contractor contract ends, the HOA still posts assessments.
